Elevated 30-year mortgage rates near 6.6% continue to constrain affordability and buyer demand, while gradual inventory gains have eased some supply tightness without triggering sharp price declines. Recent readings show U.S. median existing-home sale prices in the $398,000–$429,000 range through August 2026, with year-over-year appreciation slowing to roughly 1–2% amid resilient but not robust sales volumes. These conditions underpin the market’s heavy weighting toward outcomes below $426K, as limited transaction activity and seasonal patterns heading into late September limit upside momentum. Trader-implied probabilities reflect this measured environment, where further rate stability or modest inventory expansion would likely keep the median anchored near current levels rather than driving material shifts.
