**Recent Zillow data through July 2026 places the San Francisco metro typical home value at approximately $1.137 million, with the median sale price near $1.175 million, keeping the bulk of trader capital positioned below the $1.176 million threshold.** Modest year-over-year gains of roughly 1-4% reflect a seller’s market characterized by tight inventory, 17-day average days on market, and sales-to-list ratios above 107%, yet broader metro figures have shown limited acceleration amid elevated mortgage rates near 6.5% and persistent supply constraints. AI-driven demand has boosted luxury segments in core San Francisco and Peninsula markets, but this has not materially lifted the overall metro median in recent months. With resolution just weeks away and no major economic releases or policy shifts expected to alter the trajectory before month-end, the market-implied odds reflect the stability of current levels and the absence of near-term catalysts capable of driving a decisive move higher.
