Elevated mortgage rates near 6.7% on 30-year fixed loans, combined with mixed local demand signals from federal workforce reductions, have anchored DC metro median home values near the $524K–$536K range in recent data, producing closely matched probabilities across the leading bins. August 2026 median listing prices stood at $565,000 for the Washington-Arlington-Alexandria CBSA, while Zillow Home Value Index readings for the District hovered around $577,000 with modest year-over-year declines. Detached segments posted modest gains amid stable inventory, but condo softness and elevated months of supply introduced downside risks, while any late Fed easing or seasonal sales momentum could support the upper bins. Traders price in this narrow band as the September 30 resolution nears, reflecting real-capital consensus on persistent affordability constraints rather than a decisive directional catalyst.
