Recent data through July 2026 show New York City median sale prices and home values rising 3.9–6.2% year-over-year, with Zillow Home Value Index levels near $833,000 and listing medians around $689,000 amid tightening inventory and resilient demand. Elevated 30-year jumbo mortgage rates near 6.7% and the Federal Reserve’s steady 3.50–3.75% policy stance have tempered buyer affordability yet supported prices through limited supply. The closely contested 45.6% and 35.9% probabilities on the $663K–$689K and $636K–$663K buckets reflect trader focus on whether seasonal late-summer inventory gains or sustained appreciation will push the September 30 reading higher within this band, consistent with observed momentum in sale-to-list ratios and per-square-foot trends.
