Recent data releases show the DC metro housing market stabilizing near the $520K–$530K range amid elevated mortgage rates hovering around 6.7% and increased active listings. Persistent affordability constraints from 30-year fixed rates above 6.5%, combined with federal workforce reductions pressuring demand in core jurisdictions, have tempered price growth while detached homes in suburban counties continue to support modest resilience. Zillow Home Value Index figures and Realtor.com median listings near $524K in August reinforce trader positioning around the leading $518K–$530K bins, with implied probabilities reflecting limited near-term volatility ahead of the September 30 resolution.
