Recent data point to a stabilizing yet softening trajectory for DC metro home values, with Zillow Home Value Index metrics hovering near $580K amid elevated mortgage rates around 6% and rising inventory that has lengthened days on market. Trader consensus clusters tightly across the $518K–$536K bands because seasonal fall slowdowns, higher months of supply, and federal workforce adjustments create offsetting pressures that could tip the median either way by September 30. Key swing factors include any further inventory buildup, pending sales momentum, and late-month economic releases that might alter rate expectations, underscoring the market-implied odds as aggregated real-capital bets on these near-term dynamics rather than certainties.
