Persistent low housing inventory amid elevated mortgage rates has anchored NYC median home values in the mid-$600K range through summer 2026, with Zillow’s typical home value index at $833K (up 3.9% YoY as of July) and median listing prices near $615K in August reflecting tighter supply dynamics. Modest appreciation of 4–5% year-over-year in sale prices, driven by scarcity rather than surging transaction volume, has kept the two leading bins—$636K–$663K (46.6%) and $663K–$689K (42.2%)—closely contested as traders weigh seasonal softening against continued resilience in core boroughs. Key near-term catalysts include September listing waves and any late-quarter economic data on rates or employment that could influence buyer sentiment before month-end resolution.
