Recent NYC housing data show median sale prices holding firm or rising modestly amid low inventory and resilient buyer demand, even as 30-year mortgage rates hover near 6.5% following the Fed’s June hold at 3.50–3.75%. Limited supply and a shift toward higher-priced segments have supported price levels near $800K–$900K in recent reports, yet trader-implied probabilities concentrate on the $636K–$689K range, reflecting expectations that any near-term softening or index-specific measurement could keep the September 30 reading within those bounds. Elevated financing costs continue to weigh on transaction volume while reinforcing the price floor through scarcity. With resolution imminent, attention centers on any final inventory or rate signals that could shift the outcome.
