**As of early September 2026, the 30-year fixed mortgage rate has climbed to 6.71%, its highest level in 13 months, driven primarily by rising 10-year Treasury yields amid persistent inflation concerns and a Treasury sell-off.** Freddie Mac’s Primary Mortgage Market Survey shows the rate up five basis points from the prior week, reflecting broader market pricing of tighter monetary policy expectations. The Federal Reserve’s target range for the federal funds rate remains 3.50–3.75%, with futures markets assigning elevated odds to potential hikes rather than cuts through year-end due to sticky inflation readings influenced by energy prices. Key near-term catalysts include the September 11 CPI release and the September 15–16 FOMC meeting, where updated economic projections could further shift rate-path expectations and Treasury yields that anchor mortgage pricing. Mortgage rates remain sensitive to these macro developments, with spreads over Treasuries reflecting investor demand for compensation amid uncertainty.
